Get Pre-Approved: Before browsing homes, you must meet with a loan officer to obtain a pre-approval letter. This helps establish your borrowing capacity based on your financial details. Expect to receive a Good Faith Estimate (GFE) and a Truth-in-Lending statement (TIL) to solidify your position as a qualified buyer.
Consultation with Your Agent: Let’s sit down to discuss your goals as a buyer. Be open and honest about your preferences. If you’re uncertain, don’t worry— I’m here to help you clarify your wants and needs.
Home Viewings: Together, we’ll explore potential homes that align with your established criteria. I’ll compile a list for you to consider and schedule viewings, accompanying you to represent your interests.
Prepare the Offer: Once you’ve narrowed your choices, I’ll provide a comparative market analysis to inform your decision-making. We’ll review the necessary paperwork together and structure an offer. I’ll handle negotiations with the seller’s agent until we reach an agreement and sign the contract.
Apply for Your Loan: After sending all documents to the title company, provide your loan officer with a copy of the signed contract to initiate the loan process.
Property Inspection: We’ll arrange for a comprehensive property inspection, including a survey and appraisal. Don’t forget to secure property insurance and make arrangements for homeowner’s (hazard) insurance.
Closing Procedures: Prior to closing, we’ll review the closing statement and conduct a final walkthrough inspection of the property. I’ll coordinate with the title company to set a closing date and time. Ensure you’re prepared to cover closing costs and the remaining down payment with a cashier’s check or wire transfer.
Post-Closing: Once all documents are sent for loan approval, funds will be disbursed. Upon receipt of funds by the title company, settle any outstanding expenses and fees. Documents will then be filed at the County Clerk’s office, and you’ll receive the title for your new home.
